our Team

  • Hunter Dawkins

    PRINCIPAL

    Hunter manages the day to day operations of 4 Rivers Property Group and leads the development efforts for the firm. His responsibilities include overall development strategy formation, site selection, underwriting, capital raising, transaction structuring and managing third party manager relationships.

     

    Through extensive experiences Hunter has developed a diverse skill set, combining several verticals of real estate development. These unique experiences include commercial brokerage, construction financial underwriting, infill residential development and most recently as director at a large multi-division national real estate developer. In this latest role, Hunter led the development efforts in the Mid Atlantic for the self storage division, before starting and leading the development of both the single family and solar divisions, finally transitioning back to lead the firm’s revamped efforts in self-storage throughout the Southeast. Over the past 7 years, Hunter has entitled and developed more than 1.6MM square feet of self storage, 10k single family lots, and 34 MW of solar generation throughout the Southeast and Mid Atlantic.

     

    He earned his Bachelor's degree at Washington and Lee University.

  • Ryan Downs

    PRINCIPAL

    Ryan anchors 4 Rivers’ investment structuring, underwriting, and development execution. He leads the firm’s internal investment committee process and oversees construction financial management, ensuring alignment between financial strategy and project delivery.

     

    Ryan brings unparalleled analytical depth to 4 Rivers. His investment banking experience, spanning over 130 real estate and corporate finance transactions totaling $58 billion, combined with his civil engineering background, provides a rare blend of financial sophistication and technical execution insight. His disciplined approach to underwriting, modeling, and risk analysis informs every phase of the firm’s development pipeline.

     

    He also leads WDM Enterprises through Smith Point Capital, advising on real estate and operating venture investments throughout the Southeast. Earlier in his career, Ryan was a Vice President in the Real Estate Investment Banking division of Eastdil Secured | Wells Fargo Securities.

     

    Ryan earned a Civil Engineering degree from Georgia Tech, where he was a President’s Scholar and co-op intern at Brasfield & Gorrie. He is heavily involved in his community of Augusta, GA, where he serves in board and leadership positions with Augusta Tomorrow Inc., the Augusta Golf Association, the Augusta Land Bank, the Augusta Exchange Club, Apparo Academy, and Church of the Good Shepherd. Ryan is a graduate of Leadership Georgia and Leadership Augusta.

  • Wes McAdams

    PRINCIPAL

    Wes leads the capitalization, structuring and capital markets aspects of 4 Rivers’ investment activities. In this capacity, his responsibilities include overall investment strategy formation, capital raising, transaction structuring, business plan implementation and portfolio management. Recognized as one of Charlotte’s 40 under 40 rising business leaders, Wes’ unique perspective on identifying compelling risk-adjusted real estate investment opportunities has been cultivated over 17 years and > $3.5B of transactions as a large cap private equity investor, a bulge bracket real estate investment banker and most recently as the founding partner of one of the most active emerging real estate investment groups in the Carolinas. Through these diverse yet complementary experiences, Wes has acquired, developed, administered, and harvested investments as both an LP and GP in many of the 25 largest markets in the country and across nearly every major product type including office, industrial, multifamily, retail as well as self-storage assets. 

     

    Wes graduated with distinction from Washington & Lee University and earned an MBA from UNC’s Kenan-Flagler Business School. Wes sits on the land acquisition committee of the Catawba Lands Conservancy.

  • Brick Bryant

    PRINCIPAL

    Brick assists in all facets of the development process for 4 Rivers Property Group. His responsibilities include overall development strategy formation, site selection, working with local brokers unlocking new opportunities, capital raising, and managing third party manager relationships. 

     

    Over the past several years, working with 4 Rivers’ sister brokerage firm, Brick has established himself as one of the leading brokers in the Carolina’s.  He has been recognized as such by receiving the Charlotte Region Commercial Board of Realtors Platinum Broker award ($15+ million in annual transactional volume) 4 out of the past 5 years. Most recently Brick has spent his time as a partner of one of the most active emerging real estate investment groups in the Carolinas. Brick’s expertise in the spatial markets complements the firm’s differentiated perspective on real estate capital markets to provide clients with a comprehensive approach to managing risk and driving outperformance in the firm’s investment activities.

     

    He earned his bachelor’s degree at The University of North Carolina in Chapel Hill. Brick is also very active in the local community having coached at Myers Park Trinity Little League for 15+ years, serving on the board of the Eastover Elementary PTA as Finance Chair, and has been an active member of UNC’s Educational Foundation for 20+ years.

    CONTROLLER

    Mary serves as Controller for 4 Rivers Property Group, where she oversees all accounting and financial operations across the firm’s growing portfolio. Her responsibilities include budgeting, payables and receivables, financial reporting, and cash flow oversight—ensuring operational accuracy, financial discipline, and investor-grade transparency.

     

    Mary has served in the same role for WDM Enterprises since 2019 and brings over 20 years of public and private sector accounting experience. Her career spans project and grant accounting, financial systems implementation, regulatory examinations, and small business operations. She is proficient in a wide range of accounting platforms including QuickBooks, Munis, Dynamics GP, and FRx.

     

    Mary holds a Bachelor of Business Administration in Accounting from Georgia State University, where she was a Golden Key National Honor Society member and Arthur Andersen Tax Challenge Team Facilitator.

    VICE PRESIDENT

    Keaton leads asset management for 4 Rivers Property Group’s growing self-storage portfolio while supporting all phases of the firm’s development and acquisition activities. His responsibilities include managing relationships with REIT operating partners, refining institutional-grade asset management systems and reporting, and co-leading risk management and operational strategy across the platform.

    Keaton brings a strong foundation in commercial real estate to 4 Rivers with a unique legal perspective, having previously served as the firm’s outside counsel. Prior to joining 4 Rivers, he was a commercial real estate attorney at Alexander Ricks PLLC, where he handled all phases of acquisitions from purchase agreement negotiation through closing, in addition to a robust commercial leasing practice. Earlier in his career, he spent four years at a major international law firm as a litigator focused on the financial services sector.

    Keaton earned his J.D. with honors from The University of North Carolina School of Law and holds a bachelor’s degree in finance from Central Michigan University. Based in Charlotte, he enjoys exploring Dilworth and the surrounding neighborhoods with his wife, son, and two dogs.

    VICE PRESIDENT

    Will joined 4 Rivers in 2023 and focuses on portfolio and asset management for the firms in process and under construction developments through stabilization. 

    Will also oversees all commercial development for Abacus Capital, a Charlotte based multi-strategy commercial real estate development firm. Previously Will worked on Eastdil Secured’s Debt Placement team, where he assisted in the marketing and placement of more than $4.5 billion in commercial real estate loans to institutional partners across all real estate classes. Prior to Eastdil Secured, Will started his career in Wells Fargo’s Real Estate Capital Markets group, where he was responsible for the underwriting and securitization of commercial mortgage-backed securities.

    Will has a bachelor's degree in Finance and Real Estate from the Darla Moore School of Business at the University of South Carolina and earned an MBA from Emory University’s Goizueta Business School.
